What Landlords Need to Know 

Starting August 7, 2021, if your tenant is four months or more behind on their rent, you may send a completed 15 Day Notice Template HAWAII 07-27-2021 to your tenant informing them that you will move forward with the eviction process if they do not pay the rent or schedule a mediation session within 15 days from the notice.

Dates to note:

  • 4+ months behind on rent: Eviction may be filed August 7, 2021 to September 5, 2021.
  • 3+ months behind on rent: Eviction may be filed September 6 to November 5, 2021.
  • 2+ months behind on rent: Eviction may be filed November 6, 2021 to January 5, 2022.
  • 1+ month behind on rent: Eviction may be filed January 6 to August 6, 2022.

If your tenant lives in West Hawai‘i, you must at the same time email the notice to the West Hawai‘i Mediation Center (ksims@whmediation.org). Email or call (808) 664-0911 with questions.

  • Once the notice is received, you will get a reply email confirming receipt and asking for additional info.
  •  The mediation center will reach out to your tenant to schedule a FREE mediation session within 15 days from the date of the notice.

What Can You Expect?

  • We will work to set up a mediation as soon as possible.
  • You will work with a mediator who does not take sides or tell you what to do.
  • If you reach an agreement with your tenant, the mediator will put the agreement in writing and sparing you and your tenant having to go to court, saving you time and money.
  • If English is not your primary language, the mediation center will provide you with an interpreter.
  • Meetings are held remotely through Zoom. If you do not have online access, the mediation center will help you make arrangements.
  • If mediation does not result in an agreement, you can move forward with the eviction process and the mediation center will provide you with a form verifying that you participated in mediation and no agreement was reached.
